From a written document to an investor-ready deck

A residential development project arrived as a six-page text document. It left as a ten-slide investor presentation with a coherent visual system — produced through the Redesign Engine workflow with designer review.

Client & project

Green Haven Residences is a residential development seeking investment. The team had done the hard part — the numbers, the positioning, the plan — but all of it existed as continuous prose in a written document. There was no deck at all.

The challenge

A document and a deck do different jobs. A document is read linearly by someone who has already decided to engage. A deck has to survive being skimmed by an investor who has not decided anything yet, often on a screen, often without the founder present to explain it.

Converting one into the other is not formatting work. Every paragraph had to be interrogated for what it was actually claiming, and each claim ranked by how much it mattered to an investment decision. Most of the source text was context; a much smaller share was argument.

The objective

Produce a deck an investor could understand in minutes: what the development is, why the location and model work, what the returns look like, and what the money is for — with the supporting detail available but out of the main path.

Our approach

Structure before design. We mapped the document into a slide sequence built around the investment argument rather than the document's original order — opportunity, project, market rationale, financials, ask.Headlines that state conclusions. Each slide headline says what the slide proves, so the argument survives being forwarded without a narrator.One dominant element per slide. Where the source had a paragraph containing three figures, the deck gives the decisive figure visual dominance and demotes the rest to support.A single visual system. Type scale, colour, imagery treatment and chart language defined once and applied across all ten slides, so the deck reads as one document rather than ten.

Outcome

The client received a complete, editable investor deck built from material that previously could not be presented at all. We report only what we can substantiate: the deliverable, the scope and the timeline. Fundraising outcomes for this project have not been shared with us, and we do not publish figures we cannot verify.
